  2. Is real estate selling in Kimberley and at the resort?
    • Real estate is booming in Kimberley, with $27 million in development permits issued in 2006, and 132 units started. These numbers are significant, particularly for a city the size of Kimberley. According to statistics gathered from the local brokerage community, there is a great deal of activity in the residential and multi-family condominium market. The average days on market and list to sale price comparisons show that homes are selling very close to their asking price and they're not staying on the market for long.

Kimberley

  1. What are some of the activities in the area that make Kimberley a four season resort?
    • The Kimberley Alpine Resort offers excellent downhill skiing, along with a top-notch ski and snowboard school. The Nordic Centre is a terrific facility for cross-country skiing, snowshoeing, ice skating, or just sitting around the fire. There are hundreds of additional miles of cross country ski trails in the area, including trails within the Kimberley Nature Park. There is also ice skating, dog sledding, ice fishing, and snowmobiling.
    • During the spring, summer, and fall, Kimberley is "Golf Central" for B.C. Trickle Creek, Bootleg Gap, St. Eugene Mission, and the Kimberley Golf Course are all less than 20 minutes away. Two exciting new Gary Player golf courses being developed in nearby Cranbrook will bring increased opportunity. There are also unlimited miles of hiking trails, horseback riding, superb mountain biking, camping, trophy fly fishing, swimming, and easy access to beaches and hot springs.

  5. What is the skiing like at Kimberley compared to other resorts?
    • Kimberley is famous for its downhill skiing. The Kimberley Alpine Resort has 1800 acres of skiable area, with 20% beginner, 43% intermediate, and 38% expert terrain.
    • The atmosphere is serene and designed for the whole family to enjoy. The runs are typically not crowded, and fresh tracks are often available. KAR also offers night skiing and boasts the largest illuminated area in the West.
    • The KAR Nordic Centre features 33 km of track set and skating cross-country ski trails, with a 3.5 km light loop for skiing under the stars.
  6. What is RCR (Resorts of the Canadian Rockies) doing to expand and improve The Kimberley Alpine Resort?
    • In recent years, RCR has invested in improving the village base, as well as upgrading their snow-making
      equipment. They have opened a new restaurant/bar in the Polaris Lodge, offer all kinds of events and activities
      on the hill, and have improved services throughout the resort.

    • RCR is partnering with the City of Kimberley to a build a Paralympic Sport Facility Centre for athletes with

The multi-sport development and competition centre will primarily focus on nordic and alpine skiing, "helping Kimberley realize its potential to become a major national training centre and prime destination for international paralympic training", according to John Les, Minister of Small Business and Economic Development.
  7. How will the Cranbrook Airport Expansion impact the area?
    • The Cranbrook Airport Expansion will have a positive impact on commerce and tourism in the Kimberley area. The airport expansion will accommodate large charter flights, opening up the area to more vacationers from across the country and abroad.
    • Since Cranbrook is only 20 minutes away, Kimberley will become one of the closest ski resorts to an international airport worldwide. By attracting more visitors to Kimberley, supply will inevitably diminish, and many believe it will increase the capital value of vacation property in the area.

    • The St. Paul Guarantee Insurance company includes up to 2 years for "Materials and Workmanship", "Building Envelope Warranty" protection for 5 years, and "Structural Defects Coverage" for 10 years.

Rental

  1. How do I rent my vacation home?
    • Northstar Vacations is the resort rental management company established exclusively for the
      rental management of NSMV on behalf of our owners.
    • We ensure that the rental of your vacation home is worry free, by handling all of the details for you. We
      coordinate all bookings, and supply you with regular statements and disbursements of rental revenue.
  2. Why would I rent my vacation home?
    • Owners have the option to rent their vacation home in order to generate rental revenue. The rental ownership experience varies, based on the choices that you make surrounding when and how often you use or exchange your property.
  3. What marketing strategies are deployed to help maximize rental occupancy rates at NSMV?
    • Northstar Vacations partners with some of the world's leading vacation wholesale providers to attract rental groups from across North America, Europe, and the UK. Rental opportunities are also promoted through the town of Kimberley, Kimberley Vacations, Kootenay Rockies Tourism, the Chamber of Commerce in Kimberley and Cranbrook, and through Resorts of the Canadian Rockies.

  4. What is fractional ownership and how does it differ from a timeshare?
    • NSMV sells fractional ownership with deeded title and full rights of property ownership. You are buying real estate rather than vacation time.
  5. What are my options for use?
    • As a quarter share owner, there are several options for use. You may use your mountain home every fourth week on a rotational bases for a minimum of twelve weeks per year. You may also share your mountain home with friends, family, colleagues, etc., exchange your weeks to travel worldwide through Interval International, or rent it out through Northstar Hospitality Corporation.
  6. How are weeks allocated between all four owners of a fractional property?
    • NSMV has devoted a great deal of thought and consideration into creating an equitable system to allocate weeks between all four fractional owners. When you purchase a fraction, you become a part of the ownership plan. You can choose between ownership plan A, B, C, or D, according to the corresponding week you prefer. Owners can review their schedule of weeks anytime, by viewing the owner's usage calendar.
  7. Can I schedule more than one consecutive week at a time?
    • It is often possible to schedule more than one consecutive week of vacation time. NSMV offers the flexibility for you to coordinate this with the other three owners independently, or we can help make the arrangements for you.
    • We have enjoyed positive experiences with owners trading weeks in the past, and expect that trend to continue. 13 weeks is typically more vacation time than most families are able to use, so many have "extra" time they are willing to trade with others.
  8. What is the process for resale on a fractional property?
    • Since fractional ownership means deeded title, you can sell your NSMV quarter share anytime. You can put it up for sale just like any other property, via private sale or through a real estate broker.
